Since the purchase of my house on Ashby in 2004, George has simply been remarkable in handling every warranty issue (or question) for me, my neighbors and for Lovett Home Owners whom I represent in Real Estate transactions. George is always pleasant and never without a smile and provides contact numbers if the issue is beyond Lovett's responsibility.

He is a true asset to Lovett Homes and certainly an excellent representative of your Company.

In September, 2009, we purchased our 4th Lovett home in a 15 year period! After Hurricane Ike, the first website I went to was Lovett's to find a home for us as we were living in a hotel. Our previous two Lovett homes had been wonderful and I knew I could count on them to have just what we needed. We moved into Lovett's model on Brazoria. It was beautiful with all the Viking appliances, hardwood floors and moulding throughout. Little did we know that by walking our dog one street over everyday on Mimosa we would watch Lovett build our dream house. The home on Brazoria was gorgeous but we longed for downstairs living and found that on Mimosa!The floorplan, ammenities, Miele appliances, gorgeous hardwoods throughout, windows everywhere and separate his and hers bathrooms sealed the deal!Thanks Lovett!

I live in Pemberton Park.

I just wanted to let you know what an asset George is to Lovett Homes. I had some maintenance repairs that needed to be tended to. I didn't know who to trust. So I called George. George put me in contact with trustworthy people who did a very good job on my repairs.

It is very commendable that even after 4 yrs of living here, I was able to get assistance. That was indeed very kind of George. That's what I call customer satisfaction. I would buy another Lovett home just to have George! And I sincerely mean that.

I just bought a new Lovett home and interacted with Sales counselor -Anthony Orzabal, Superintendent - Ben Chu, Customer Service/Quality Assurance - Scott Scerbo and Kirby Title's Kathy Valet. I have to say that each of them made every effort to make the experience as positive as possible. I was delighted with the effort invested by this team at every step to help me through the buying experience.

I also want to add that the Lovett home I bought is excellent quality with clearly a lot of attention paid to the details.

I have no reservations in recommending the Lovett product and the Lovett team.

Incredibly Low Electric Bill

We moved into our new Lovett custom build on your lot home in January in Bunker Hill

I have been amazed at the electricity bills: 2/3/09 - 3/4/09 $78.92 and 3/4/09 - 4/6/09 $94.54. Even more amazing is our home is over 8000 sq. ft.!

We are probably more careful on electricity usage; there are 6 people in our family: 3 adults and 2 teenage boys and one 5 year old. We leave the thermostat at 82 during the weekdays til 3pm, and 77 to78 the rest of the time.

We did not do anything special other than the typical Lovett standard features: 2x6 eterior wall construction, tankless water heaters, cellulose insulation, radiant barrier, double pane metal clad wood windows, 2 speed air conditioning units SEER 16+…

It is just good construction.

Now is best time to buy home, economist says

The single-family housing market may prove to be the strongest of all
of Houstons real estate sectors as the area plods through the economic
downturn and global recession, said local economist Barton Smith at his
annual real estate symposium Tuesday.

Even though the recession is just now beginning to unfold locally, this
could be the best time to buy a home, Smith said.

Prices -- already down 2 percent -- may fall some more, but historically
low interest rates wont last much beyond this year.

Im more bullish on the single-family market than any other, said the
University of Houston economics professor and director of the Institute
for Regional Forecasting. Smith, who spoke to a full ballroom at the
downtown Hyatt Regency, also announced his retirement from UH and the
institute after next springs symposium.

Home builders were the first to get hit in Houston as the credit crunch
and stringent lending standards made it hard for consumers to get a
mortgage and builders to get construction financing.

They were also quick to respond to stress in the economy by cutting
back on the number of new homes they built.

While the market correction isnt over, builder Will Holder said new
home supply is getting tighter as builders make deals to unload unsold
homes.

Holder said traffic at his new home communities is the highest its
been in two years.

Its clear they havent given up on the dream, he said.

But increased shopping isnt translating into as many sales, as
Houstonians worry about the economy getting worse and the stability of
their jobs.

Indeed, the labor market poses a big threat to the economy.

Over two years, Smith predicts about 60,000 job losses will hit the
area as this region joins the nation in shedding jobs.

While thats nowhere near the severity of job losses during the 1980s,
it will be the most Houston has seen since that time.

With the exception of government, virtually all sectors will experience
some job losses, Smith said.

The energy sector, which propped up the economy throughout last year,
will be hit hard.

The global economic meltdown shrank demand for oil and gas, causing
prices to plummet and exploration to slow.

Houston has lost its energy cushion, Smith said.

Other predictions from Smiths presentation:

The apartment market will start to improve as fewer renters leave to
buy homes.

The office market will get worse, but the declines wont be dramatic.

The retail market will be slower to recover with new supply coming
online as retailers retrench.

Industrial space will be affected by a decrease in manufacturing
employment.

It’s been Twenty Years!!

In 1989, we built our first custom home with Lovett Homes in West University Place. It was the first time we had built a home and found it to be an exciting project. Working with Lovett’s attentive staff was a great experience. Because of my husband's engineering background and master carpenter skills, Lovett Homes was particularly challenged at every phase of the build to ensure quality and perfection. One thing we did appreciate is that Lovett Homes was very responsive regarding the few problems that did develop, even long after we moved in. Lovett has stood behind their work and that was important to us.

In 2002, we built a patio home in a gated community on Buffalo Speedway with Lovett Homes. Since we were the first resident of the development we knew all of the Lovett personnel on site quite well. One day, our beloved dog ran onto Buffalo Speedway and was hit by oncoming traffic. Two Lovett staff members rushed to my side and gently moved our dog onto a large piece of carpet so he could be loaded into my car. Then one of the staff people accompanied me to the animal hospital since my husband was out of the country on business. The dog survived and I was grateful for their assistance.

Eighteen months after we moved into the patio home, we decided that we wanted to go back to a larger home closer to downtown. Lovett showed us a beautiful home which was then under construction. Wow the floor plan impressed us; Lovett has great plans which make it more marketable on the resale market. Since the home was still in the early stages, we were able to customize it and add some upgrades which make this River Oaks home a fabulous place to entertain. Lovett Homes made our move from one of their properties to the other smooth and without a lot of stress. Now since this house has increased so much in value we are contemplating building another house --- our first call? Lovett Homes of course! After all these years it is always good to be talking to the same people from when we first started, I am amazed at the longevity of some of the personnel.

As a long time vendor to Lovett Homes and the factory rep for Wood-Mode Cabinets, I feel I can offer a unique perspective on their product.

I started working with Lovett Homes in 1993 when they made the decision to start using Brookhaven Custom Cabinetry by Wood-Mode as their building standard in every Lovett kitchen. Mortgage rates at 52-year low

The average 30-year fixed mortgage rate dips to 5.19%, according to a report from Bankrate.com, the lowest rate since 1956.

NEW YORK (CNNMoney.com) -- Home mortgage rates dropped to a 52-year low this week, according to a report released Thursday, in the wake of the government's announcement that it will buy more than $1 trillion in debt.

The average 30-year fixed mortgage rate fell to 5.19% this week, down from 5.29% in the week prior, according to Bankrate.com's weekly national survey.

The previous low was 5.28%, hit this January and in June 2003; the last time rates dipped lower than 5.19% was in 1956, according to Bankrate.com.

To put the plunge in mortgage rates into perspective, 30-year fixed home mortgage rates averaged 6.77% in late October. At that time, a $200,000 home loan would have meant a monthly payment of $1,299.86. Now, with the mortgage rates down at 5.19%, the monthly payment for the same loan would be $1,096.99. That works out to a savings of more than $200 per month.
